What is the Campu.eu service and how does it work?
Campu.eu is a technologically advanced advertising platform that connects property owners and people (usually caravanners) who want to visit the place. Every owner can post their offer on our website, just like they would put a classic ad in a newspaper or on the Internet. However, there is a big advantage in the fact that the guest can directly book this property through our website. Everything is under control because the guest must register, fill in data about themselves and meet all conditions (including the Code of Ethics and, of course, the legal ones). The service was created to allow people who love nature, the free spirit, to experience a piece of their life in peace, outside often crowded campsites. These people also want to respect the laws, peace and don’t want to stay anywhere illegally.
What’s the difference between Campu.eu and a campsite?
Although they may look similar, they are two completely different worlds. A classic campsite is usually a huge area for mass tourism. Camps look more like refugee camps than a dream stay in nature especially in the high season and on weekends. A camp is full of noise, parties, poor sanitary conditions and unruly surroundings, etc. We as nature lovers and caravanners don’t go to camps much.
ampu.eu is something completely different. It’s not and will never be a campsite! It is a private place for people who want to escape from the ‘camp circus’. It is where the property owner and their guest come together. Friendships are often formed here. It is a place where a person can relax, and enjoy the nature they respect in peace. In addition, the service will never allow more than 5 so-called units, e.g. caravans, to be set up on a property. There is often only one place for some properties. This automatically tells everyone that Campu.eu is not and never will be a camp. The property owner is usually present in most places and who else but the owner of the property can maintain order on their precious land. Unlike camps, where operators or their employees often don’t care.
We are concerned about the service – noise, a lot of people, deterioration of neighbourly relations, etc.
We fully understand your concerns. Although it may sound like a cliché, we are people who desire peace and respect for others. We would never sign up for a service that would be negative and cause problems instead of positive impacts. It is therefore necessary to separate the fear of the ‘unknown’ and the real problems.
People often don’t know what a caravan is and who the people in it are.
A caravan is not a cheap thing, so it is often bought by people who are more mature, more secure and sometimes people of retirement or pre-retirement age. So we don’t have to emphasize that these people definitely don’t enjoy techno music and parties until the morning. And such a caravan doesn’t bother anyone, as it has everything necessary inside, i.e. toilet, water, heating, cooking, light, etc. People with a caravan usually come, go for a walk in the beautiful countryside, visit a monument, museum or other ‘attraction’ in your municipality. They will also often buy groceries from you, go to a local restaurant, etc. And so they actually contribute to your community (see below). And they go to bed weary and sleep in the evening. Of course, they sometimes sit quietly in front of their caravan. Usually, there is never any bothering of the surroundings. Of course, it’s all about people. We don’t rule out the possibility that a problem may arise from time to time. But that’s what the owner is there for, to solve everything. Moreover, these ‘problems’ arise and will continue to arise even without the Campu.eu service.
nstead of prohibitions and neighbourly disputes, we recommend always discussing everything with the property owner and setting up the rules of operation. Ideally, let them show you how such a caravan actually works, maybe even you and your neighbours will become passionate caravanners. It’s highly addictive :-)
So to sum it up: Placing a caravan on the owner’s private property doesn’t mean any significant negative impact on life in your municipality, there is no bothering of the surrounding area. And if this should happen occasionally, the property owner should always deal with it. If there is permanent bothering and negative impacts or legitimate complaints, we will remove such property from the offer. However, we believe that when you consider all the advantages and disadvantages, Campu.eu is the best choice.
Wild camping is a growing trend. What to do about it?
Caravanning is increasing dramatically not only in the Czech Republic, but all over the world.
People have understood that it’s better to spend time travelling freely than to squeeze in crowded resorts, campsites, etc. They mainly buy motorhomes, which are not cheap. They are completely self-sufficient (they have water, toilet, heating). And these people often don’t want to go to camps with their independent motorhome. So they drive around the countryside. The more decent ones will ask or, if they know it, they will use Campu.eu right away.
Before this service was created, however, they had no choice but to stand in the wild. Without the owner’s consent, without any control. And this continues to this day.
Therefore, the less decent ones stand on other people’s property (each property belongs to someone), often in the forest (risk of fire), empty their waste here, throw out garbage, make fires, often stand on different roads where they can block, for example, agricultural machinery, or in the worst case, rescue vehicles.
It’s very difficult to fight this ‘vice’. And it will only get worse. Especially if your municipality is located in an attractive tourist location. People communicate through social networks, the Internet, share accurate GPS coordinates and thus spontaneously invite others. It’s very difficult to punish this and, above all, to prove it.
We believe that the better way is (under control and certain regulation) to help caravanners. It is better to secure this place for caravanners. And why not take advantage of it? People in neighbouring countries understand it, there are stellplatzes – official places for caravans – in Germany and they are often operated directly by municipalities or in cooperation with a private owner.
What can the Campu.eu service bring to your municipality?
- Mitigation and regulation of spontaneous wild camping.
Everyone is registered, fills in their details, including their plate numbers. It’s thus possible to solve any problems with a specific person, not with an anonymous person who will leave immediately. In addition, the property owner is able to maintain order. Significant caravan restrictions in the countryside and the municipality – they are parked on private property and under control.
- Contribution to the municipal treasury
If you collect recreational and spa fees in your municipality, you will receive these fees from this activity – the owners will pay them. If you run the place yourself, you will also get other significant revenues from each rental.
- Development of the municipality and local companies
Caravanners often shop, spend their money at your place. They will visit your castle, museum, monuments, cultural event, restaurant, etc. In this way, they will support business and life in your municipality. They can also indirectly contribute to job creation.
What do we offer to the municipality?
Using the Campu.eu platform, the municipality can even operate a Campu.eu place and doesn’t have to worry about anything. It’s simple, you register your place on the website, set rules, terms and prices. And leave everything else to our perfect reservation system. Rental payments will then be sent to your account immediately. You certainly have some unused municipal land. Try it and you’ll see the result. Income can then form a decent source for financing your investments and operations in the municipality.
How to explain this to people, neighbours, etc.?
It’s necessary to assure people in your municipality that their property won’t be endangered or their privacy and rights won’t be violated in any way. And if this happens, it will always be solved to their satisfaction! It’s also necessary to convince people to get rid of their frequent envy (unfortunately, this is the most common source of the real reason for the protest – they are jealous that the neighbour earns a little more) by informing them of the state of affairs, i.e. it’s better for everyone to deal with this in a regulated way than to deal with wild camping, from which no one has anything, only problems. We can also help you and, for example, explain this to people at the council meeting, answer their questions, we can also invite them for coffee in a caravan and show how such a caravan works :-)
How to specifically solve any problems?
Problems are to be solved calmly and in time and we believe that reasonable people will always find a way.
Examples of possible solutions:
- Neighbours don’t like to look at the caravan
They don’t like the appearance or they’re afraid of disturbing the picturesqueness of the municipality. If the situation on the property allows it, we recommend the property owner to choose the exact place on the property where to park such a caravan so as not to disturb the look of the whole place. Alternatively, we recommend planting vegetation around this place.
- Concerns about noise
Everyone is obliged to respect the quiet hours. Or other period of quiet time if the municipality orders it. It’s the same as with mowing with a lawnmower on Sunday at noon, which we consider to be a significantly bigger problem for municipalities and neighbourly relations than a quiet caravan. If someone is noisy, the owner is obliged to immediately maintain order. If this doesn’t work, the police may be called. And if these problems are repeated, the place will be removed from the Campu.eu service (which, unfortunately, won’t prevent the owner from running this further).
- Concerns about the number of caravans and spots
These fears are completely unnecessary. The entire system allows you to set the maximum number. It is therefore possible to set the maximum number of caravans per day on one property. It can easily be 1 or 2. Furthermore, the municipality can also regulate the number of these properties with us. So, for example, there can be only one plot in one municipality, etc. Therefore, there is no risk that the municipality will be ‘flooded’ by caravans.

Concerns about the destruction of nature
There is no destruction. The caravan arrives on the proper access road and parks. Nothing flows out of the caravan into nature. The caravan has integrated water and waste tanks.
Can the property owner operate the rental at all?
Yes, they can. If they obey the laws and rules, no one can forbid them to do so. Not even a neighbour. It’s thus better to work together and set rules instead of negative emotions and attempts at bans.
What about taxes?
Yes, of course. Like any other income, the income from the property rental is also stated in the tax return.
What about tents?
The system allows property owners to set the maximum number of tents. But this setting can be limited. So if tents bother you, they can be banned.
